Layer Your Lighting
The kitchen is a space that needs intelligent lighting, arguably more than any other room in the house. While putting in bright and stunning single fixtures to light the entire kitchen may be cost-effective, it won’t impress buyers.
You can still include a statement fixture that is large and placed in the center of your kitchen, but it’s also wise to add smaller, more subtle fixtures to brighten up work areas, like the sink or stovetop. And pay attention to shadows. If your buyer will be facing away from light fixtures to perform a task – cooking, cleaning, dishwashing, etc. – it will create an unhelpful shadow every time. Think about where the bulk of the work will take place, and what areas will need better lighting because they are more tucked away or hidden behind shelves or appliances.
Keep It Neutral
Trends in color scheme are the most obvious indicators of when a house or room was last given a good refresh. To keep from having outdated accents in the home you are reselling, neutral paint and décor tones are best. Soft beige, light gray, white – all these colors are timeless, giving your kitchen an “always fresh” look.
If you would rather experiment a little with color, just be sure it’s something that the new owners can easily replace or paint over. Some colors and textures are a nightmare to remodel, and new homeowners will pass on a house that looks difficult to update.
Upgrade Your Cabinets

Take a quick inventory of the storage space. Are there things you wish were included? Things that could be restructured to facilitate a more economical kitchen storage situation?
Maximizing the function of a space is a great way to add value to the home, but remember that all storage is not equal. The core storage should be multi-functional – you don’t want to get too niche when it comes to storage space. For example, having an under cabinet stem rack for holding wine glasses is chic and helpful, but it will only work if the storage of the glasses doesn’t cut into functional counter space.
Open concept is still popular for houses as a whole, but they are especially nice in the kitchen. As fewer adults in their 20s-40s have children, the need for larger homes with lots of room and space is also declining. The tiny house movement is growing in popularity, too.
So instead of remodeling things to be bigger and better, you can take smaller kitchen spaces and open them up a bit. It makes those smaller rooms feel bigger, without adding to the square footage of the home.

Some home remodeling trends are regional. If the market in your area shows favor to a certain feature, like all stainless appliances or quartz countertops, your reselling project should incorporate some of those trends. That doesn’t mean you have to shell out the extra money for high-end quartz, however. You can opt for a cheaper but still high-quality material that gives the space the same look and feel.
