Resale Remodel: Bathroom Edition
“The kitchen and bathroom sell a house,” according to this HGTV article. Looking to resell your house? Kitchen and bathroom remodels can both increase the value of the home and increase your chances with potential buyers. Resale remodels are a bit different than remodeling for personal preference, though. Let’s go through some great tips for remodeling your bathroom for resale.
Universal Design
According to Liberty Hardware, remodeling your bathroom with a universal design can give you upwards of a 70.6% return. When you remodel your bathroom for resale, think about accessibility. If able-bodied individuals have a tough time navigating the bathroom, or really any space in your house, it may be time for a redesign.
Including universal designs in your bathroom can show a buyer that this house is already able to accommodate them when they grow older, slow down, and lose some of that peak mobility they’re enjoying right now. It also broadens your pool of potential buyers. Those homebuyers who are differently-abled don’t have to skip your house because of accessibility problems, which does wonders for your home value as well.
Check the Details
Before you commit to tearing out the entire bathroom and replacing everything down to the studs, check the function of the bathroom. If everything is still in good working order, you don’t need to replace everything. Often, it just takes a small refresh to completely revamp a space for resale.
Give the bathroom a new paint job and stay away from any colors that are too loud or trendy, because they can quickly date a space. Swap out the vanity, put up new shower curtains and rods, or replace shower doors, toilet paper holders, and towel racks. If you can update a space with minimal changes to an already functionally sound bathroom, you can save yourself some money and still appeal to potential buyers.
Heated Floors
If the bathroom floor needs replaced, why not replace it with radiant heat floor mats. This won’t cost you a ton, and it will add a layer of luxury to an otherwise ordinary bathroom. Many homebuyers are hesitant to include items they see as “luxuries” into a remodel, but if a home already comes with those luxuries, it becomes one of the primary reasons for them to choose your listing as their new home.
Replace the Tub
Another great way to add value to a home you plan on reselling is to replace the bathtub or toilet.
Adding a nice tub can lend some more luxury to a room that you spend time in every day. Sometimes we don’t use the kitchen, or the parlor, but the bathroom is inescapable. Why not make that necessity one that you can relax in?
Update the Vanity
When people do quick bathroom updates in their homes, it’s the toilet, tub, and paint that gets replaced. Many nice bathrooms have highly outdated vanities in them. And while you can resurface an old vanity just fine, you can also get some gorgeous and affordable in-stock modern bathroom vanities from Anve that will turn up the style and value of a bathroom in a resale remodel project.
